Building permits issued by the city’s Building Department took a dip in April in both numbers and valuation compared to a year ago.
The city issued 163 permits last month compared to 182 in April 2020 shortly after the COVID-19 virus pandemic lockdown began. The valuation this year came in at $7.894 million compared to last year’s valuation of $9.051 million.
Even though the city issued five less permits for new homes the value of the permits held relatively even. In April 2020, 34 permits for single-family residences were valued at $6.944 million. This year, 29 permits for new homes were valued at $6.952 million.
Pulte Homes of Nevada who constructs all the new homes in Sun City Mesquite took out 10 permits in April for new homes. Nevada Residential Construction (NRC) took out nine permits for new homes.
LHSC, Inc. took three permits while Jackson Contracting, LLC took out two permits for new home construction. Maves Construction Inc, AMB Construction, Inc, White Rock Development, LLC, Davis Construction, and a private builder each took out one permit for new single-family homes in April.
The most expensive single-family home construction permit was valued at $487,344 with the least expensive permit valued at $149,214.
Twelve permits were issued this April for residential modifications compared to 49 last year. Valuations rose from $314,379 last year to $391,636 this year.
No permits were issued last month for commercial buildings or commercial modifications. In April 2020 three permits for commercial buildings were issued valued at $1.182 million. Two permits for commercial modifications were issued in April 2020 valued at $22,775.
Last year the city issued three new business permits compared to five this year.
The number of permits issued for block walls increased from 10 in April 2020 to 13 this year. The valuation of the permits rose from $29,693 to $76,583 this year.
The city issued 11 permits for swimming pools this year valued at $220,612, up from seven permits last year valued at $133,610.
No grading or demolition permits were issued last month. Two grading permits were issued in April 2020 but no demolition permits.

This comes as no surprise as the cost of building materials has skyrocketed. Lumber alone is up 400%. If you looking at selling your house and building a new one you might rethink that move for a while.
